The Essential Vacation Rental Safety Checklist

Guest safety is non-negotiable. Follow this checklist to protect your guests, your property, and your reputation.

  • Working locks on all windows and doors

    Walk through your space looking for risks:

  • Tripping hazards: Loose rugs, cords, uneven flooring

  • Pool/hot tub: Locked gate, posted rules, life ring or hook nearby
  • Stairs: Sturdy handrails, non-slip treads, good lighting
  • Furniture: Secure tall dressers and TVs to walls (tip-over risk)

  • Deadbolts on all exterior doors
  • Peepholes or video doorbells
  • Motion-sensor lights outside
  • Lockable bedroom doors (privacy for groups)
  • Safe for valuables (optional, but appreciated)
  • Exterior security cameras (ONLY in public areas—never inside, and always disclosed in your listing)

  • GFCI outlets in bathrooms and kitchen (test monthly)
  • No leaks or water damage (mold risk)
  • Hot water temp at 120°F (prevent scalding)
  • Bathroom exhaust fans working (reduce moisture/mold)
  • Slip-resistant bath mats
  • 🧹 Cleanliness & Health

  • Professional-grade cleaning between stays
  • HVAC filters changed regularly
  • No visible mold or mildew
  • Pest control (preventative, not reactive)
  • Hypoallergenic bedding available (or at least disclosed)
  • Proper ventilation in all rooms

    In your listing, mention:

  • Heated driveways or salted walkways
  • Fireplace inspected and cleaned annually
  • Pipes insulated (freeze prevention)
  • Space heaters with auto-shutoff (if provided)

  • Pool chemicals balanced and tested
  • Sunscreen and aloe vera available
  • Outdoor furniture secured during storms
  • Grill propane checked before each stay

  • Check weather alerts before guest arrival
